How it works

A clear quote. A clean build. No surprises.

1 We come to you

The first step is a visit, not a sales pitch. We come to your home, take measurements, and talk through what you are hoping to do with the space.

We measure the room properly and check the things that decide what is actually possible. For a basement that means ceiling height, the electrical panel, moisture, and whether the existing windows meet egress requirements for a bedroom or a legal suite.

We ask what you want out of the space. A family room, a rental suite, a guest area, or a bathroom rebuild each lead to a different plan, so it helps to know your goal early.

We do not hand you a price at the door. A number given on the spot is a guess, and a wrong guess helps no one. We take the measurements and notes back, work through real costs, and come back to you with a written quote.

Taking the numbers away and pricing them properly is what lets us give you a fixed quote later, instead of a rough figure that moves once the work starts.

2 We go over the quote together

Once the quote is ready, we sit down and go through it with you line by line, so you can see where every dollar goes.

The price is fixed and itemized. Each part of the job has its own line, so you can see what framing, electrical, tile, and the rest each cost, rather than one lump sum you have to take on faith.

There are no hidden fees. The number we agree on is the number you pay. If you decide to change the scope later, we price that change and get your approval before we do it.

We walk you through financing. Through our partner Financeit, you can spread the cost into monthly payments instead of paying all at once. We show you the monthly figure before you commit to anything.

If you are finishing a basement as a legal rental suite, the monthly payment matters less than it first looks. Once a tenant moves in, the rent can cover the financing payment, so the suite works toward paying for itself while you own the finished space.

3 We handle the design and permits

When you decide to go ahead, we take care of the planning and the paperwork, so you are not left working out permits on your own.

We plan the layout. Where the walls, bathroom, kitchen, and rooms go all gets worked out before any work starts, so the finished space fits how you actually want to use it.

We help you choose finishes. Flooring, tile, paint, and fixtures get picked with you, within the budget set in your quote, so there are no surprise upgrade costs at the end.

We pull the permits the job needs. Permits protect you, and skipping them causes real problems when you sell or insure the home later. We handle the applications and the inspections that go with them.

If the basement is going to be a legal rental suite, this is where we make sure it meets code. That covers what a suite is required to have, like a proper egress window, so it can be rented legally and does not become a problem down the road.

4 One team does the work

Once the plan and permits are in place, the build starts, and one team runs the whole thing from start to finish.

The same crew handles the job from framing through to the final finishes. You are not left coordinating a plumber, an electrician, and a tiler who have never spoken to each other.

You have one point of contact. When you have a question or a decision needs to be made, you talk to one person who knows your project, not a call center.

You get regular updates. You will know what is being done that week and what is coming next, so the project never goes quiet on you.

Running every trade under one team is what keeps a job on schedule and stops the gaps where work gets missed or left half done.

5 We wrap up together

When the work is finished, we do not just hand over the keys and disappear. We close the project out with you properly.

We walk through the finished space together and note anything that needs a final touch-up, down to the small details.

We take care of the touch-ups. Anything on that list gets fixed before the project is considered done.

You sign off. Once you are happy with the walkthrough and the fixes, you sign off to confirm the work is complete. This is a clear end point, so both sides know the project is finished.

Your 2-year workmanship warranty takes over from there. It covers the work after sign-off, so if something related to the work comes up later, you are covered.

Ready to see what your basement or bathroom could be?

The first step is a visit. We come out, measure the space, and get you a real quote you can plan around. There is no cost for the estimate and no pressure to go ahead.
