WHY NORTH YORK BASEMENTS ARE DIFFERENT

North York was built for this

North York’s housing stock is mostly postwar. Bungalows, side-splits and back-splits went up through the 1950s and 60s across Willowdale, Newtonbrook, Bathurst Manor, Lansing, Downsview and Don Mills, on lots that are wider than anything built in the city since.

That matters for three reasons. Wide lots mean there is usually room down the side of the house for a separate entrance. Bungalow footprints mean the basement is the same square footage as the main floor, so you are not carving a suite out of a narrow strip. And detached homes give you sound separation that a semi never will.

The catch is age. Houses from that era come with things we plan for before we quote:

  • Ceiling height. Older North York basements often sit under seven feet. There are code paths for existing houses, and where there aren’t, the fix is underpinning or bench footing. Either way we measure it on the first visit and tell you which one you’re looking at before you spend a dollar on drawings. 
  • Original services. Sixty-year-old panels, galvanized supply lines, cast iron drains. Sometimes they’re fine. Sometimes the suite needs a panel upgrade before anything else happens. We check the panel on the site visit.
  • Water. Older foundations, older weeping tile, and a sewer system that backs up in a heavy storm. We deal with moisture at the source before we frame, and we do not build over a problem we’ve found. A backwater valve is part of the plumbing permit on a suite.
  • Egress. Almost every basement of this vintage needs a window enlarged and a window well cut for the bedroom to be legal. It is routine. It is also non-negotiable.

Line 4 runs east along Sheppard. York University sits at the west end, Seneca’s Newnham campus at the northeast. North York General, Sunnybrook and Humber River are all within the boundary. Nurses, residents, grad students and commuters all want a clean one-bedroom near a subway station, and there is not enough of that supply.
